What roof soft washing is

Soft washing cleans a roof with low-pressure water and cleaning solutions made for roofing surfaces. The solution loosens the moss, algae and organic buildup, then a gentle rinse carries it away. Nothing is blasted off the shingles.

Between damp Nova Scotia springs, shaded north-facing slopes and overhanging trees, roofs here pick up growth quickly. Soft washing is the approach used to deal with that without treating the roof like a driveway.

Why not a power washer

Why pressure washing can be the wrong call on a roof

High pressure is great on concrete. On a roof it can do real harm.

Granule loss

The protective granules on asphalt shingles can be stripped by a strong spray, which shortens how long the shingle surface holds up.

Water where it shouldn't go

Pressure aimed up a slope can push water under shingles and toward the decking instead of running off the roof.

Growth comes back fast

Blasting the surface removes what you can see. Treating the growth is what deals with the organic material sitting in it.

Moss, algae and organic stains

Most roof discolouration around Halifax and Bedford is organic. Knowing which one you're looking at changes how the roof is treated.

  • MossThick green clumps, usually on shaded slopes and along shingle edges. It holds moisture against the roof.
  • AlgaeThe dark streaks running down the slope. Cosmetic at first, but it spreads across the roof over time.
  • Lichen and organic filmCrusty patches and general grime that dull the roof and trap debris.

Which roofs are suitable

Asphalt shingle roofs are the most common homes Ben works on and the usual candidate for a soft wash. Other materials depend on their condition and how they were installed.

If a roof is aging, damaged or has loose shingles, Ben will say so instead of cleaning it anyway. Call and describe your roof — if it isn't a good fit for soft washing, you'll get a straight answer.

How it goes

HB's roof cleaning process

    Walkthrough and roof check

    Ben looks over the roof, the growth on it and the condition of the shingles before anything is sprayed, and talks through what he sees with you.

    Property prep

    Plants, shrubs and nearby surfaces are covered or rinsed down ahead of time, and downspout runoff is considered before work starts.

  3. 3

    Low-pressure application

    Cleaning solution is applied at low pressure across the affected areas, then given time to break down moss, algae and organic staining.

  4. 4

    Rinse and cleanup

    The roof is gently rinsed, landscaping is rinsed again, and gutters and grounds are left tidy. Anything Ben noticed up there gets passed along to you.

Looking after your property and landscaping

Plants and shrubs below the roofline get wet down and covered before the work starts, and rinsed again after. Windows, decks, walkways and driveways near the runoff are rinsed as well, and Ben keeps an eye on where water is draining so nothing sits where it shouldn't. If something around your property needs special care, tell him before the job starts.

Is pressure washing bad for a roof?

High pressure can lift, crack or strip granules from asphalt shingles and force water under the roofing. That is why roofs are cleaned with a soft wash approach instead. If a roof is in poor condition, we will tell you what we see rather than clean it anyway.

Will soft washing remove moss and black streaks?

Soft washing is used to treat moss, algae and organic staining, including the dark streaks common on Nova Scotia roofs. Heavy moss can take time to fully release and wash away with rain after treatment.

What roof types can be soft washed?

Asphalt shingle roofs are the most common in this area and are the typical candidate for soft washing. For metal, cedar or other materials, call Ben and describe your roof — he will tell you honestly whether it is a job he can take on.

Do I need to be home during the service?

You do not need to be home, as long as Ben has access to the property and outdoor water. Many homeowners prefer to be there for the walkthrough, and that is welcome too.
